Seasons For Selling
First you have to know that all selling seasons are influenced by sellers reasons and economic or weather conditions. Spring has long been the busiest and the best season for selling a home in the order of benefit for the seller. The timing is good for changing homes before children start a new school year, spring cleaning is good preparation for showing your home and weather doesn't draw attention to other weather related problems.


Important First Impressions
The front door on your house greets the prospect so make sure it is clean and scrubbed looking. Fix the doorbell, oil the door's squeaking hinges and make sure the lock works easily and the key fits properly. Wash light switches and hand rails. Check working order of exterior and interior lights and replace burned-out light bulbs. Clear interior entry of all clutter and clean out front hall closet.


Seller's Inspection
A seller's inspection is a good idea and chance for you to find what's wrong with your house before the buyer's inspection does. It will give you a chance to fix the problems and or to adjust your asking price accordingly. To find a good home inspector, ask friends and colleagues for references. Fees should range from $ 250 to $450, depending on the size and price of the home. The home inspector should be bonded, licensed, and insured.


Decorative Touches
All homes will eventually find a buyer no matter what, but if you prefer not to wait for months to receive an offer, do the necessary decorative touches that will help sell your home in the least time and at the best possible price. When you plan painting of the home, think neutral. Tame colors like off-white are least likely to offend the average buyer and will create an “empty canvas” for the buyer to work with. Make the home a place where almost every family can see themselves. The same light color code applies to carpets. If your carpets are not in good condition you can strip the carpeting and expose the hardwood floors. If you decide to do replacing of worn or dated carpets, re-carpet everything the same throughout the house.


Fixing Up The House Interior
Faded walls, broken fixtures and worn woodwork reduce appeal. Some of the fix-ups will require up front expense such as painting, repairing broken fixtures and appliances or refinishing worn woodwork. Do not do anything expensive, such as remodeling, you can do other little eye-pleasing improvements that may cost absolutely nothing but will often result in a quick, profitable sale.


Get Rid Of Clutter
Remove large-scale furniture when possible because they make rooms appear smaller. Arrange furniture so that traffic can flow easily from one room to the next. The kitchen is an easy place to start removing clutter. First, get everything off the counters. Everything, even the coffee machine and toaster. Eliminate an overcrowded cluttered look and create a look of spaciousness. Add plants for warmth.


Clean Everything
Clean everything inside and out. Clean and spruce up all rooms, furnishings, floors, walls and ceilings. Shampoo rugs, wash windows (both inside and out), clean blinds, and vacuum draperies. Remove debris (dust, bugs, etc.) from all light fixtures, especially ceiling fixtures. Clean fireplace. It's especially important that the bathroom and kitchen are spotless. Keep bathrooms scrubbed and personal items out of sight. 


De-Personalize The House
If you want buyers to view your home as their potential home, you have to de-personalize the house. Put away family photos, collectible items, sports trophies, souvenirs and other personal items, because your personal items will put your own brand on the home and potential home buyers will loose their illusions about owning the house.


Odor Control
Cooking, smoking and pets of all kinds create odors that you may have become used to, but are immediately noticeable to those with more finely tuned senses. Find and use ozone spray that helps to remove odors without creating a masking odor. You might also try sprinkling carpet freshener on the carpet on a periodic basis. For those who smoke, you might want to minimize smoking indoors while trying to sell your home.


Pets
Keep pets out of the way- preferably out of the house before every showing or open house. For those with cats, be sure to empty kitty litter boxes daily and find products that you can sprinkle in a layer below  the kitty litter that helps to control odor. 


Outside The House
Keep the lawn trimmed, cultivate the flower beds and keep the yard free of refuse. An array of flowering plants also adds life and color to the home's exterior. Make sure the outdoor furniture is clean and not rusted. Fill the potholes in the driveway, reseal it and remove grass from cracks. Other important outdoor tasks include retouching all chipped paint. If sidewalks or siding are coated with grime, try power washing. If you are selling your house during the winter time be sure snow and ice are removed from walks and steps.


Garage
Often people use garage as a second attic attic or basement. It is very important to clean out the garage of everything possible and make sure the car or cars can fit into the garage. Remove oil stains from garage floor. Close garage door.


Glowing Warmth
Change the light bulbs to the maximum wattage allowed by your fixtures and turn on all lights for an evening inspection because illumination is like a welcome sign and the potential buyer will feel a glowing warmth when you lighten the house. Highlight key areas with lighting to accentuate the charm of your home. If you have inspection during the day open draperies and curtains and let the sunshine in to show the prospect how cheerful your house is. Where the light is lacking, add a mirror to make the room appear larger.


Disclose
Carefully consider all of the disclosure questions and give detailed answers. All known previous problems should be disclosed, even if you believe the problem has been fixed. Disclose anything that might have a negative influence on a potential buyer.


Showing Your House
When potential buyers are viewing your home, make sure you are not at home. Give them the privacy they need to discuss everything freely among themselves and to feel at home in your home. If you, for some reason, have to be at home when potential buyers are viewing your home don't force conversation with the potential buyers, they want to inspect your house, not to pay a social call. Never apologize for the appearance of your house, after all, it is yours and it has been lived in. It is good idea to turn off the radio or television and let the salesperson and buyer talk free of disturbances. Let the trained salesperson discuss price, terms, possession and answer any objections - this is his/her job. Don't tag along, you will be called if needed.


The Value of a Good Price
The offering price a home seller establishes may be the most important part of the selling process. Selling price and market value are most of the time same figure. If you start out with  too high price on your home, you may have just added to your stress level, because usually, properties priced too high take longer to sell because fewer agents will preview overpriced home and that often result in lower prices, which will add other carrying costs associated with not selling. On other hand a home owner who prices a property at right price will likely find multiple buyers making offers in a quick time frame. Right price is quickly recognized by potential home buyers and real estate professionals. 
If you overprice dropping your price can be too late, your house is "old news." Homes that are overpriced may get a bad reputation among agents in the area. The longer a house sits on the market, the harder it is to sell, and very often it is sold below the market price just to sell it.
